In Q1 2025, the vacancy rate declined by 20 basis points to 4.8 percent as net absorption returned to positive territory and demolitions outpaced deliveries. Despite availability remaining tight, annual rent growth contracted within 10 basis points of the record low set in Q4 2009 at -4.0 percent. The decline in rent growth pushed the average market rent down to $20.60 per square foot. At the start of Q2, only 241,000 square feet of industrial space was under construction in the West San Fernando Valley submarket, keeping demand in the driver’s seat of vacancies and rents for the foreseeable future (CoStar).
