TAG Industrial Watch: October 3, 2026

Ever since inflation broke out in 2021, TAG has warned about the biggest challenge awaiting industrial investors and the bigger opportunities to come. Now, the CRE media is finally starting to see the challenges that TAG has been preparing its clients for. While a recent article by Globe Street doesn’t utter the scariest word in economics, stagflation, it explains the difficulty that small-bay industrial investors will face in pushing for higher rents in a market pressed by rising vacancies and decelerating rent growth. In an economy where tenants are plagued by rising interest rates and high inflation, tenant retention is taking precedence. Although these challenges are becoming clearer, the CRE community is not close enough to see the solution that TAG has long recommended. By acquiring specialized properties used in the production of goods that can outpace inflation, investors can position themselves for unprecedented returns in the years to come.
