TAG Industrial Watch: September 27, 2025

A decade ago, there was little talk about industrial outdoor storage (IOS) properties within the industrial real estate market. Today, there are entire institutional investment firms dedicated to IOS properties thanks to the historical boom in imports that began during the reopening of the economy. While IOS properties capture headlines seemingly every week, the niche market could face some headwinds. After experiencing another month of tariff frontloading, imports in August fell by 7.0 percent on a monthly basis, seasonally adjusted. Year-over-year, imports were down by 5.6 percent (U.S. Census Bureau), and with tariffs in full effect, imports are poised to fall further in the coming months. Simply put, fewer imports mean less demand for IOS space to store anything from shipping containers and truck chassis to industrial equipment. While IOS has seen impressive demand over the last five years, investors may want to consider an exit plan to capitalize on the appreciation the sector has experienced.
