TAG Industrial Watch: January 21, 2023

Just a year ago, a recession wasn’t even a thought among the majority of financial experts. Going into 2023, the biggest debate is whether the U.S. will experience a “soft landing” or a financial crisis. So far, the general consensus supports the former as the Federal Reserve’s fight against inflation appears to be making progress. However, as examined in TAG’s recent issue of the Industrial Watch magazine, the economy is more likely to experience a hard landing as inflation makes a comeback.

Since the Housing Crisis began in 2007, total debt levels in the U.S. have doubled. With interest rates back at the same level that sent the economy into the worst downturn since the Great Depression, another financial crisis is likely underway. With money and credit among households continuing to soar as savings rates plummet, inflationary pressures continue to mount.

For industrial landlords considering a sale in the near future, no time will likely be better than the present. Before economic reality sets in, industrial owners can still take advantage of the current lending environment. While property valuations seen a year ago may be a thing of the past for most, equity levels remain at historic highs.
