TAG Industrial Watch: February 26, 2022

Business inventory build-up supported the industrial real estate market in 2021, and was a major contributor to overall economic activity. Since before the pandemic started through December 2021, total inventories have been up 8.0 percent. Some economists have expressed concern that the buying spree by businesses will soon slow down as inventory levels normalize. However, this viewpoint does not factor in how much prices have increased over the last two years. The Producer Price Index on all commodities is up 21 percent, while the Import Price Index is up nearly 10 percent during that time (St. Louis Federal Reserve Bank). In real terms, this means business inventories are still below the level at the start of 2020. Given that businesses are responding to inflation by holding larger inventories to avoid paying higher future prices, it’s likely that inventory build-up will continue to be a major supporter of the industrial market and the overall economy.
