TAG Industrial Watch: February 19, 2022

There is no doubt that Industrial Real Estate has been one of the hottest industries in the U.S. over the past few years, but it’s also becoming one of the most politically targeted ones too. While an Amazon logistics facility in Alabama voted against becoming the first unionized warehouse in America last year, the National Labor Relations Board ordered another vote this month after accusing Amazon of violating unionization laws. Furthermore, the U.S. Department of Labor’s Wage and Hour Division has been investigating warehouses for violating minimum wage and overtime laws. However, it’s important to note that transportation and warehouse workers earn over $27 per hour on average, representing a near 10% increase since the start of the pandemic (U.S. Bureau of Labor Statistics). So, while President Biden’s agenda could be a real concern long-term, investors should view this political attention as another sign of the industrial market’s recent ascent.
