During the housing boom of the early 2000s, America’s record trade deficits resulted in trillions of dollars piling up in foreign banks. And for years, those foreigners circulated those dollars right back to the U.S., buying up single-family homes and mortgage-backed securities, until the music stopped in 2008. Today, we have new characters, but the same old story. America’s new record trade deficits have been circulated back again, but this time, foreigners are more focused on industrial and multi-family assets. Of the $71 billion in foreign direct investment in U.S. commercial real estate in 2021, $24 billion flowed to the industrial market, representing 15 percent of all industrial sales (Globe St., Connect CRE). Knowing exactly when the music will stop often relies on luck more than economic foresight. Nonetheless, 2022 looks to be another great year for industrial investors to take advantage of historic levels of equity.
