“As Mark Twain once said, ‘History never repeats itself, but it does often rhyme.’ The residential housing bubble of the early 2000s was marked by the Federal Reserve’s artificially low interest rates that enabled Fannie Mae, Freddy Mac, and Wall Street to bet heavily on collateralized loan obligations. And America’s massive $800 billion trade deficits (enabled by the Fed’s low rates) provided foreign banks plenty of dollars to purchase those CLO’s. Today, interest rates are even lower, but the same investment community has largely turned its attention towards the darlings of commercial real estate, multi-family and industrial. Annual issuances of CRE CLOs have increased from just $1 billion in 2012 to a projected $35 billion this year (Commercial Property Executive). While the crystal ball that projects residual gains is nonexistent, there is no doubt that right now is a prime time to realize some, especially among industrial investors.” -Adam Abushagur
