“In addition to new industrial development, retail spaces are being converted to warehouses for the logistics market. The trend comes during a time of extremely low industrial vacancy, providing yet another growth opportunity for the market while also creating opportunity for retail owners to expand their potential tenant pool. The majority of the warehouses are being re-purposed as last mile distribution centers. Retail centers are appealing with their favorable locations, docks, truck access, and high ceilings. Challenges may include transitioning to a lower industrial lease rate and not “muddying up” any surrounding retailers’ atmosphere.”
