“The COVID-19 effect, while only increasing demand for industrial, has crept into the development side. Developers are building for the mass market of tenants with exit strategies in mind. While demand is present and with new development amenities and design features, leasing these developed sites becomes much easier. However, it is important to remember that even with newer, evolutionary industrial parks, an eye must be kept on vacancy. It is impractical to try to meet every changing tenant requirement and keep costs from skyrocketing.
