“In the age of rapidly growing e-commerce, industrial real estate professionals must be on the same page when it comes to property purposes and types. In a recent report by Prologis, they propose new classes or definitions in terms of logistics supply chain properties. Based on consumption, the report broke out four categories with unique selection criteria: Last Touch (infill), City Distribution (1-2 day shipping), Multi-Market (middle man between City/Last Touch and Gateway), and Gateway (near sea and intermodal ports). The newest and largest building sizes would be Gateway and Multi-Market, with Last Touch and City Distribution being older buildings with less square footage. The way we talk about industrial may need to change, making “flex” more flexible.”
