“Conversion of brick-and-mortar retail to industrial was a slow-moving trend before the economic shutdown. The resulting e-commerce and last-mile logistics explosion in the market caused the trend to be on many investors’ radar, as retail real estate plummeted. Providing significant opportunity and much needed relief for faltering retail, this trend is also a challenging transition. A key to success with the retail-industrial segment is balance—with stand-alone retail being a less complex conversion, and multi-tenant retail appearing to be a longer-term project. Either option suggest not all hope is lost for investors hit by the pandemic-induced retail downturn.” -Adam Abushagur
