“Industrial investors want it all-dense population centers, large warehouse space, and lot of parking space to match. While these parking spaces are needed for the growing number of employees in the days of next-day shipping, but they’re also for continuous traffic at the location including: trailer storage, delivery vans, and logistics pick up and drop off. If parking is lacking, extra acreage/land that can be converted will usually suffice. Especially with older buildings, tearing down parts of the structure for parking is costly and seemingly out of the question, even considering the scarcity of industrial assets with land in prime markets. If properties don’t meet the requirement, investors may say, ‘Thank you, next.’”
