A 41,936-SQUARE FOOT INDUSTRIAL BUILDING
GREENVILLE, TX, August 7, 2019 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, has announced the sale of Advanced Fixtures, Inc., a 41,936-square foot industrial property located in Greenville, Texas, according to Tim A. Speck, division manager of the firm’s Dallas office.
Adam Abushagur and Sam Martin, industrial specialists in Marcus & Millichap’s Dallas office, had the exclusive listing to market the property on behalf of the seller, a private investor. The buyer, an owner/user, was also procured by Abushagur and Martin.
“The transaction resulted in enhanced value for both parties when we renegotiated the lease term to net the seller more proceeds while simultaneously accommodating the buyer with new warehouse space,” said Martin.
“Our competitive marketing process created an advantageous opportunity for our seller in securing a 14-day due diligence period and a 14-day closing period,” said Abushagur.
Advanced Fixtures, Inc. is located at 4410 Ed Rutherford Road in Greenville, Texas. The subject property is situated on 3.01 acres of land and was built in 1985 and renovated in 2018.
