TAG Industrial Watch: August 2, 2025

Thanks to the record $948 billion worth of goods imported during the first quarter, frontloading many of the tariffs that went into effect in April, consumer prices have yet to reflect the duties levied by the Trump Administration. However, we didn’t have to wait long to see a direct impact from the tariffs on shipping activity. During Q2, imports hit the brakes, falling to $819 billion but managing to squeak out a nominal increase of 0.9% year-over-year. On the flipside, exports have held up very well despite retaliatory tariffs, and therein lies the future of industrial real estate. At $553 billion, exports were up 6.7% in Q2 from the same period a year ago (U.S. Census Bureau). With Trump negotiating trade deals that often result in the U.S. levying 15% tariffs on imports but trading partners reducing their tariffs on U.S. exports down to 0%, the economic winds are shifting from imports to exports. This creates an amazing opportunity for industrial investors to exchange out of import-related properties like warehouses and logistics facilities and exchange into export-related properties such as manufacturing facilities.
