TAG Industrial Watch: April 12, 2025

One week after President Trump promoted his tariff plan on “Liberation Day” the president put a 90-day hold on most of the tariffs to most nations, excluding China. While the ongoing volatility in the stock market appears to be the reason for the pause, the action in the bond market was perhaps an even bigger reason. In less than 48 hours, the rate on the 10-year Treasury jumped from under 4.0% to 4.5% before the president hit the pause button on tariffs as rumors surfaced that China may have retaliated by selling off their Treasury holdings, just as TAG suggested last week. Despite the historic rally in the stock market following the pause, stocks paired those gains, Treasury rates remained elevated, the U.S. dollar index plunged, and the price of gold (of which China is the top buyer) hit record highs. In other words, even though the president backtracked, the economic environment continues to take a turn. Amid all of the noise, industrial investors should keep two things in mind: property values are still at record-high levels, but interest rates are fundamentally poised to ascend higher, impacting demand. If landlords are considering a sale, there may not be a better time than the present.
