TAG Industrial Watch: December 7, 2024

TAG’s January issue of the Industrial Watch magazine took an in-depth look at how the dollar’s role as world reserve currency allows the U.S. to import more goods than it exports, forming the backbone for America’s industrial real estate demand in the process. Our publication also analyzed how the BRICS economic coalition, led by China, stands as the biggest challenge to the dollar’s dominance and thus would have the biggest impact on industrial real estate. Re-elected President Trump also understands the impact that the BRICS nations could have on the American economy, which is why he recently threatened to impose 100% tariff rates on nations that take actions to reduce their reliance on the U.S. dollar. In recent years, the BRICS have stepped up their efforts to reduce their dollar reserve holdings in leu of gold to support the value of their local currencies.

Ironically, the effect of imposing tariffs (increasing the price of imported goods on American consumers) is exactly what would happen if and when BRICS nations stop using dollars to trade essential commodities like oil. Trump’s threat will likely only serve to strengthen the BRICS and encourage more nations to join the coalition that already features six of the top 10 largest oil producers in the world. For industrial investors looking to capitalize on what could be the biggest shift in global economics in the last century and the biggest impact on industrial real estate in the years to come, it’s important to understand how international trade impacts their local industrial market.
