TAG Industrial Watch: October 28, 2023

It’s human nature to be optimistic, especially when your own money is on the line. Which is why most analysts have ignored the collapse in industrial demand to decade lows, instead pushing the narrative that the market is just “normalizing” after a couple of years of unprecedented growth. Yet, ignoring reality won’t stop it from happening. More importantly, doing so can prevent you from seeing the best opportunities coming. As Warren Buffett has demonstrated throughout his tenured career, the strategy is simple, buy low when assets are undervalued and sell high when assets are overvalued (unfortunately, most people do the opposite). When it comes to bargain hunting, there’s no better time than during a recession. While TAG is bullish on the long-term performance of specialized small industrial properties, these properties could initially be thrown out in an economic recession. While most cash investors will be too hesitant, this will be the best opportunity to position yourself to reap the biggest rewards.
