TAG Industrial Watch: September 12, 2026
When interest rates made a big move starting in 2022 at the direction of the Federal Reserve, the median sales price among industrial properties in the top 50 metros dropped from a record high of $132/SF in Q3 to $108/SF in Q4. In the most recent quarter, the median sales price broke through to a new high of $136/SF but was still down 9% from the previous high in real terms based on the Consumer Price Index (CoStar, FRED). This time around, the rise in interest rates is being driven by the market that is concerned about inflation, the war with Iran, and the mounting national debt. With interest rates on the 10-year Treasury note on the verge of setting a new 19-year high, topping 4.9% this week, industrial sales could soon experience a repeat of 2022.
