TAG Industrial Watch: August 15 2026

The release of July’s Consumer Price Index (CPI) showed just a 0.1% increase in prices from June, with a year-over-year rise of 3.4%. Despite the recent stability in the CPI, industrial investors should not assume a false sense of security. Given how impactful oil is to every facet of the economy, from plastics to jet fuel, any significant and sustained jump in oil prices will heavily influence all prices. Since the start of the war with Iran, the Trump Administration has released 116.7 million barrels of oil from the government’s Strategic Petroleum Reserve (SPR) to keep a lid on gas prices. At 298.7 million barrels, the SPR sits at the lowest level since January 1983. Given that 70 million barrels are required to safely operate the SPR (known as “line fill”), that leaves less than 230 million barrels (CNBC). At the current pace of withdrawals, the SPR could effectively run dry within 10 months. Since nearly all of the commercially owned oil inventories are already “claimed,” the economy depends on the SPR as a backup. If the trend continues, the SPR will soon hit critically low levels, leaving only one direction for the price of oil and everything else. Compounding the problem is the inflation of the money supply and falling foreign demand for dollars.

Before inflation took off during the pandemic, it was common for leases to carry just a 1% to 2% rental increase. Today the industry standard has become 3%. If inflation continues to linger and worsen, escalations will continue to rise. CPI-linked escalations can quickly become the industry gold standard, highly sought-after by investors across the commercial real estate landscape. This creates a future opportunity with massive upside for industrial investors who already own properties with long-term leases tied to the CPI if demand surges for inflation-hedged properties. But with vacancies steadily on the rise, shifting the market toward tenants, negotiating such leases will become more difficult as time passes.
