TAG Industrial Watch: December 27, 2025

The industrial market has experienced a roller coaster of a year in 2025. While sales activity rebounded and property values extended their historic gains, market fundamentals continued to weaken. President Trump’s tariffs have had a real impact on international trade this year, which in turn has begun to show the benefits of investing in export-related industrial properties. Going into 2026, the market awaits President Trump’s new appointee to head the Federal Reserve. While the president has not determined his pick yet, the nominee will certainly be in favor of much lower interest rates. Standing in the way of lower rates could be the value of the U.S. dollar based on the perception of America’s trading partners and their willingness to use and save in dollars.
