TAG Industrial Watch: September 13, 2025
Along with high interest rates and inflation, President Trump’s tariffs are beginning to have a noticeable impact on employment, specifically jobs tied directly to industrial real estate. Since the president’s Liberation Day announcement on April 2nd, manufacturing employment through August is down by -42,000 jobs. The Wholesale trade industry has shed -29,200 jobs, and while transportation and warehousing added 5,600 workers, this is down significantly from last year’s pace of 36,900 jobs during the same time period (FRED). Given that the Bureau of Labor Statistics just announced its annual preliminary revision of the number of jobs reported from March 2024 to February 2025 by a record -911,000, the jobs reported since then will probably experience further downward revisions (CNBC). As industrial tenants cut their workforce, the amount of industrial space they occupy will likely follow suit. With this understanding, industrial landlords will need to adjust their expectations and lease rates to help maintain occupancy and thus, the value of their properties.
