TAG Industrial Watch: September 6, 2025

Throughout this year, TAG has warned about the impact of tariffs on manufacturing and the industrial real estate market, and now, headlines are beginning to reflect this reality. Instead of manufacturing activity experiencing a reboot, the industry has contracted for six consecutive months based on a monthly survey by the Institute for Supply Management, which indicated that manufacturers are struggling with higher costs of foreign supplies (Investopedia). After witnessing the first negative quarter of net absorption since 2010 in Q2 (REjournals), industrial demand rebounded at the start of Q3 as importers again front-loaded the tariffs that went into effect in early August. But since then, industrial demand has made an about-face, heading back toward negative territory (CoStar). The good news for industrial landlords is that the state of the market and overall economy has yet to impact sales activity. Buyer demand rebounded in the first half of 2025 and has remained steady in the third quarter, keeping the window open for landlords to take advantage of historically high property values while they last.
