TAG Industrial Watch: November 23, 2024
TAG was one of the first to foreshadow the overbuilding concerns among big-box warehouses that have percolated headlines in 2024. With big-box vacancies touching 9% in Q4 for the first time since Q2 2011, another important observation is going unnoticed. Supply is not the only concern for big-box investors but demand. At its current pace, net absorption this year will slip to a 10-year low. While big-box demand hasn’t joined small industrial and midsize in negative territory, the trend is heading that way. Without a quick turnaround in big-box net absorption, overall industrial demand will post its first negative quarter since the economy emerged from the Great Recession in Q1 2010. With the big-box sector having to contend with weak demand on top of oversupply, institutional demand will continue to seek out safe havens on the lower end of the spectrum, helping to support investment demand for small industrial properties.
