TAG Industrial Watch: November 9, 2024
Commercial real estate investors concerned about the possibility of losing the 1031 Exchange and facing higher capital gains taxes can now breathe a sigh of relief. Donald Trump became only the second candidate behind Grover Cleveland to be elected to two non-consecutive presidential terms. However, those expecting an economic boom starting in 2025 could be disappointed. While the stock market responded positively to Trump’s reelection, the bond market sold off with rates on the 10-year Treasury topping 4.4% the following day. Trump’s promises to cut taxes again without cutting spending equals bigger budget deficits. While the Federal Reserve again cut interest rates on bank-to-bank loans by 25 basis points this week, bigger budget deficits will likely continue to override these rate cuts and put more upward pressure on U.S. Treasuries and thus commercial mortgage rates.
