TAG Industrial Watch: September 7, 2024

TAG’s recent issue of the Industrial Watch Magazine that came out last month examined this year’s presidential election and its possible impact on the industrial real estate market. At the time we published the magazine, the newly appointed Democratic nominee, Vice President Kamala Harris, took up exactly where President Biden left off. However, in recent weeks, the Vice President has started to establish her own identity, capturing plenty of attention with her proposal for an unrealized capital gains tax on the ultra-wealthy. While such a tax could be far-fetched beyond its constitutionality, commercial real estate investors should take note of Harris’ newest plan to increase the capital gains tax rate from 20% to 28%, presumably for households with taxable income over $1 million. This represents a break from Biden’s proposal to double the capital gains tax to 39.6% for millionaire households (CNN). As poll numbers show a tighter race than initially anticipated between Harris and Trump, CRE investors will have plenty to consider with the election just two months away.
