TAG Industrial Watch: April 13, 2024

A key contributor to the cool-off in the Consumer Price Index (CPI) was the withdrawal of over 240 million barrels of oil from the Strategic Petroleum Reserve (SPR) after Russia’s invasion of Ukraine caused a spike in oil prices. The Biden administration discontinued withdrawals last summer and despite the promise of fully replenishing the stockpile from 40-year lows, only 11 million barrels were readded as of January and the Department of Energy recently canceled the purchase of 3 million barrels from the market due to rising oil prices (EIA, The Hill). Predictably, the replenishment of the SPR has helped to fuel the recent run in oil prices and thus push consumer prices higher. While the Biden administration may never rebuild the SPR, oil prices are poised for a historic increase in the years to come along with general commodity prices. Industrial real estate investors who are looking to take advantage of this new bull market in commodities should consider repositioning their portfolios toward properties used in the production and distribution of globally traded commodities. While these specialized properties are in limited supply, the good news is that they can be found among a variety of commodities from cotton to coal products, and in every market.
