TAG Industrial Watch: November 18, 2023

The release of this week’s Consumer Price Index for October elicited praise on Wallstreet as the numbers came in lower than expected. With the belief that inflation is tamed, investors are less concerned about further rate hikes by the Federal Reserve and are already looking forward to rate cuts in 2024. Unfortunately, investors are only half right. While the Fed is expected to cut its benchmark rate next year, it won’t be because inflation is receding, but more likely because the economy is imploding. A record $60 trillion worth of personal, corporate, and government debt (FRED) plus the highest interest rates in over 15 years is a perfect combination for a severe economic downturn. Any significant fall in interest rates in the near term should be viewed by industrial landlords as a good opportunity to secure a buyer before a probable second wave of inflation comes ashore. As 2008 demonstrated, it’s very possible for mortgage rates to move higher despite what the Fed does, especially in the midst of stagflation
