TAG Industrial Watch: September 16, 2023

Just as TAG Industrial predicted, recent reports of the Consumer Price Index and Producer Price Index are showing that price inflation is defying expectations and headed higher. Hidden from the headlines was the release of the second-quarter Real Gross Domestic Income (an alternative measurement of the economy equivalent to GDP) that posted a third consecutive drop year-over-year; an occurrence unprecedented without the economy being in recession. Despite the positive vibes expressed by most financial “experts”, the U.S. economy is slipping into stagflation just as we have warned about. Sooner rather than later, the financial community will wake up to the reality of stagflation, which will profoundly impact the industrial real estate market. However, before this happens, industrial owner-users and investors still have an opportunity to prepare for stagflation by conducting a sale-leaseback and inflation-proofing their portfolios. But time is of the essence.
