TAG Industrial Watch: September 3, 2022

In recent weeks, the renewed positivity in the investment community has quickly faded, and industrial owner-users should take notice. Despite consumer prices slowing down in July as oil prices dropped, the Federal Reserve has maintained its tough rhetoric on fighting inflation. Consequently, interest rates on the 10-Year U.S. Treasury Bond have reversed course, topping 3.10% for the first time in two months (CNBC). Similarly, the bear-market rally in stocks has abruptly ended, and markets may be headed to new lows with two weeks left before the next Fed meeting on interest rates. Owner-users considering selling and leasing back their properties this fall should pay close attention. If the Fed continues to raise interest rates aggressively in a weakening economy, industrial investors acquiring new properties may need to seek higher returns to secure financing. While this means higher cap rates, owner-users can take comfort that equity levels will still be at historic highs even if they have to adjust the asking price to attract investors.
