TAG Industrial Watch: August 20, 2022

Despite early signs of cooling off, industrial real estate remains in high demand, with the national vacancy rate at a historical low of 4% and rents averaging an all-time high of about $10-per-square-foot (CoStar). Record rent growth has resulted in the emergence of a new niche market within industrial, known as cowarehousing. Similar to coworking spaces at office properties that reduce tenant costs, cowarehousing companies such as Saltbox offer smaller private warehouse suites ranging between 100 and 2,000 square feet, on-site management teams, security, Wi-Fi, temperature control, and shared kitchen and conference spaces. These amenities are geared towards small businesses, which make up most cowarehousing spaces. As rents remain high, industrial landlords of smaller warehouses who are considering selling have the opportunity to repurpose or rebrand their properties as future cowarehousing spaces.
