“Industrial real estate’s hot leasing market has started to trickle down to the renewal market as well. The lack of available space has caused some tenants to renew their leases as early as two years before their current one expires, and even prelease additional space just in case. But, with market rent appreciation crossing into double digit territory, many landlords are waiting until near lease expiration before providing a renewal quote (Wealthmanagment.com). This sets up an interesting conundrum between tenants trying to get locked in early and landlords attempt to buy additional time for the highest bidder.” – Adam Abushagur
