“International trade has topped headlines recently as imports spike to record levels and ports experience back-ups as they struggle to manage the influx of foreign goods. While industrial real estate garners little attention when it comes to international trade, it is a growing key player in shipping. Just as “last mile” distribution facilities have become essential to getting products delivered quickly to the consumer, warehouses in proximity to ports are becoming just as important in the effort to quickly distribute goods from container ships. Developers are responding by building warehouses in proximity to ports and rail lines. For example, cold storage developer, Blackline, is building a 300,000 square foot facility at the Cedar Port Industrial Park near the Port of Houston. If imports remain at historic high levels, facilities such as this could become another great opportunity for industrial real estate investors.” -Adam Abushagur
