“According to Prologis research, success of the supply chain is dependent on location rather than more affordable industrial rents, which make up roughly 5 percent of costs. Ecommerce has led to high demand near population centers and being near these areas not only increases revenue but decreases certain transportation costs. Any rental surges become less and less of an issue with increased supply chain productivity and efficiency. The motto for industrial remains ‘location, location, location.’”  -Adam Abushagur
