TAG Industrial Market Watch: September 29, 2018

“The sky is the limit as industrial developers are building with higher clear heights and new vertical storage options in mind. However smaller or more unique spaces like flex buildings and showrooms are not to be left out either. These properties in particular are being enhanced with tech additions and some refurbishing to target out-of-the-box tenants who might not usually choose industrial for their business. For example- with a large, open layout, those seeking office space could find freedom in a showroom or flex building at a much lower price.

Investors might seize this opportunity to revamp industrial spaces and open up their tenant pool in a time of expensive construction and high rents. Not to mention, the third interest rate increase of the year was unanimously approved by the Federal Open Market Committee of the U.S. Federal Reserve. Even with all of these additional financial obligations, there is too much force behind the CRE market, and industrial in particular, for it to cause any interruption.”
