“The necessary evil of taxes has experienced many changes since the Tax Cuts and Jobs Act of 2017 went into effect. A leg of that law, known as Opportunity Zones, provides potential relief from tax consequences on capital gains.
The goal of Opportunity Zones is to, in essence, improve low-income communities with private capital and the investor would in turn reap tax incentive savings. The area must be designated as an Opportunity Zone by that state and the U.S. Treasury. There are 19 opportunity zones just in Dallas. A link to all zones can be found here. The zones are completely legal, however, some regulations for these zones have yet to be released, making things a bit confusing for developers and investors right now. On the other hand, most real estate professionals agree that these are too good of a deal to wait and see.”
