TAG Industrial Market Watch: September 8, 2018

Staffing for industrial warehouse distribution centers looks like it will still be an issue as far out as the end of 2019, while unemployment is still significantly low. Something will have to budge and automation may be the ultimate solution to the labor pool barrier.
The next big game in town is cold storage, however gaining traction quickly has not occurred, due to the cost associated with these types of industrial facilities. It will be inevitable with the rise of online grocer sales, however the shift to specialty buildings has a few logistical issues to be worked out. For example, build-to-suits are less risk than spec buildings after the higher equipment, building, and operating costs associated with cold storage. And then there is the issue of transitioning back to a shell warehouse if tenants transition.
Kudos to industrial market for its adaptation, seeming to say, ‘If there’s work, we will make it work.’”
